Price the listed price depends on how quickly you want to sell your home. If you are not in a rush you can list above market value, this may impact interest in the future, but it also may provide a favourable result in the early days (pre market) - work closely with your agent to ensure the best outcome for you. Your agent will provide a price guide for you that is based on your property features, condition and the market value. 

Promotion this is where your agent selection will pay off. Exposure is key. Intensive promotion in the early weeks does make all the difference in th long run (providing price & promotion are correct).

Preparing for an inspection

To achieve the best possible price for your property buyers must fall in love from the driveway.

We must impress all the senses.

Sight: clean, tidy and well presented

Sound: it does not hurt to play quiet background music

Smell: candles & flowers

Touch: the temperature of the home is important

Taste: ok you do not need to bake - but it wouldn't hurt!

 
 

Inspections

Both for photos and viewings - presenting your home at its best will result in you archiving the best sale price. 

First impressions - street appeal, lawns mowed, gardens weeded, garage door down, all rubbished removed. 

Consider all senses - smell (candles or room fresheners), de-clutter wherever possible, the less clutter the more feeling of space, present your home clean & fresh, toilet seats down, dishes washed and put away, bed made, curtains & blinds open, lights on, fresh air where possible.

Under Contract

We ''qualify'' buyers the best we can before signing a contract to the best establish their ability to complete the sale in terms of finance

- Cooling off period, either parties are able to change their minds without reason & the deposit refunded within 5 days of signing the contract 

- Any special conditions - carpet cleaning, property inclusions ect need to be noted on the contract at this stage 

- The contract will be ''conditional'' - the most common conditions are ''subject to finance'' and ''satisfactory pest & building report'', usually 21 days from the date of the contract 

- We will work with the buyers every step of the way to help them with their finance, the pest & building inspection and anything else they need to buy your property - we will keep you updated as we progress 

 

Unconditional

- Once finance is officially approved & the pest & building report is accepted, the contract becomes ''unconditional'' - the sale is legally required to be completed 

 

Extensions

- At anytime during the process ''extension of time'' may be requested by either party, as your agents we will do the best can to work through these with both parties 

 

Settlement

- Commonly settlement is 14 days from when the contract becomes unconditional but this does vary depending on the needs of both parties 

- Pre settlement inspection - most buyers request a pre-settlement inspection, usually a couple of days prior to settlement 

- At settlement the solicitors/conveyances will finalise all the paperwork & monies (rates, water, finance & legal fees will be ''settled'', usually in one transaction ) 

- Legal fees are usually about $1300 paid direct to your solicitor - but seek a quote
